Marlene Aron, senior broker of Metrowest Commercial Real Estate, has recently completed the following real estate transactions:
* 110 Mt. Wayte Ave., a 30,000 s/f single story building will be the new location of a national dialysis center. A 10 year lease has just been signed. Aron represented Baron Properties Inc., the lessor, and David Ross, principal of CresaPartners represented the lessee. The building is being re-evaluated and is for sale.
* 61 Lincoln St., a 904 s/f medical condominium at Lincoln Medical Center has been sold by James Gordon of Gordon Real Estate and Aron of Metrowest. The selling price was $107,000. Lincoln Medical Center is a 3 story brick medical center located next to Metrowest Medical Center.
* 25 Lincoln St., a Victorian office building, will now have an accounting firm on the entire 2nd floor of the building. Aron and Trish O'Neil of Metrowwest represented the seller.
* 255 Worcester Rd., Rte. 9, Empire Vision has extended its tenancy at this 7,000 s/f strip center. The company operates 100's of eye care stores nationwide. Aron has represented the lessor for over 15 years and was able to keep the tenant by negotiating a modified option to reflect the current market.
Aron said, " 2011 has been another tough year for area businesses. Many landlords have offered temporary rent reductions hoping the economy will rebound. Three of the four recent listed transactions were medical based deals. Although the build-out for a medical tenant can be expensive, medical tenants are usually the first choice of many of the landlords that I represent."
