Appraisal & Consulting
What different factors do appraisers use to determine current market analysis?
According to the Standard & Poor's/Case-Shiller 20-city index of home prices there was a drop of 15.8% in May compared to a year ago. This is the highest decline since the index was started in 2000. Home values have fallen 18.4 % since the high point of the 20-city index in July 2006.
The Warren Group reported that in Mass. foreclosure deeds rose to 1,405 in May 2008 compared to 677 in May 2007.

The New England Economic Partnership (NEEP), ...

The bill also has language for appraisers. First, it sets standards for appraisals and ...
A zoning option for land developers
An appraiser researches the use of the land and describes zoning characteristics when completing an appraisal report.
Properties I have appraised include within their site description for zoning a land use type that requires special approval because of its characteristics. Although communities vary in naming this concept, often it is referred to as planned unit development or cluster zoning.
A significant purpose of a planned unit residential development or a planned conservation development ...
Mass Appraisal Institute President's message: Appraisers, blacksmiths and the future
About 10 years ago I was inspecting a car wash property as part of an appraisal I was completing. The older gentleman showing me the property could hardly contain his glee regarding his son's recent accomplishment of attaining a professional license to be a blacksmith. The gentleman was sure that his son's financial future was secure. While wanting to be polite, I just couldn't shut my mouth for long and eventually blurted out the question: "How much demand can there be for blacksmiths in ...
