Norwalk, CT Choyce Peterson, Inc. has completed lease negotiations on behalf of The Forum Group to establish a new 1,357 s/f office at 1-3 West Ave. Choyce Peterson vice president Adam Cognetta and associate Casey McKnight represented The Forum Group.

Cognetta and Jason Witty, managing partner of The Forum Group, had a pre-existing professional relationship from years of overlap in the local business community. Witty reached out to Cognetta when he was building his team, ready to search for office space for a new Fairfield County location.

After reviewing a survey of available office space along the Metro-North route in Fairfield County, Witty decided to focus in on Norwalk. The team toured several office buildings that offered train access, a clean, boutique feel, adequate parking, and within walking distance of shops. After soliciting proposals from landlords, Witty chose to redesign a distinctive space at 1-3 West Ave.

Cognetta and McKnight immediately went to work negotiating a lease that provided a buildout to Witty’s specifications. The lease provided for a turn-key renovation suited to The Forum Group’s needs and funded by the landlord, in addition to free rent, a competitive rental rate and a flexible lease term.

“Casey and I enjoyed working with Jason and collaborating on The Forum Group’s key objectives of accommodating all components of the space needed on day one in an efficient space that could also allow for future growth,” Cognetta said. “In the end, we achieved an excellent outcome that worked both operationally and economically for Forum’s new foothold in Fairfield County.”

“Adam and Casey were incredibly focused and worked very hard to bring our new Fairfield County office to life,” said Witty. “They delivered a creative solution that fit everything we needed into a limited amount of square footage. I would categorically recommend Adam and Casey to any tenant in this market, big or small.”
