Kaplan and Killam of RE/MAX Executive Realty arrange $4.75m sale

Northborough, MA Rick Kaplan and Casey Killam from the commercial division of RE/MAX Executive Realty represented Toolmex Industrial Solutions of Natick in the sale and acquisition of their new headquarters at 34 Talbot Rd. Toolmex had been located at their iconic building at 1075 Worcester Rd. in Natick, on the banks of Lake Cochituate, since 1973. The property will be redeveloped as a professional office building. The Natick property was sold for $4.75 million.

Toolmex is an importer and distributor of highly engineered products for the metalworking, machinery and electric motor industries. The company was originally owned by the Polish government, and was acquired by Arkadius Kielb in the late 1990’s. Today the company is run by his sons, Klaudius and Lukas Kielb. Toolmex has since relocated its headquarters to 34 Talbot Rd., and they also have a distribution centers in Schaumburg, IL and Queretaro, Mexico.

Ruben Klein, CFO for Toolmex, said, “When looking to hire a real estate agent, my banker and other associates recommended a few agents including Rick Kaplan, who has been a lifelong Metrowest resident. Rick and Casey really impressed us with their knowledge of the area, knowledge of our unique zoning situation, and their due diligence completed prior to our meeting.”

The increase in land values along Rte. 9 over the years and the realization that Toolmex no longer required a 38,000 s/f building in this area led to the decision to sell the property. The challenge was in finding a buyer who would work with the town of Natick and fit within it’s Highway Corridor Overlay District. 

“We had many potential buyers, but with the help of the town, we are all looking forward to seeing a beautiful new building as the gateway to the ‘Golden Triangle.’ Our other challenge was in finding a suitable replacement property. We discussed and toured many buildings and by calling numerous agents and owners prior to 34 Talbot Rd. coming on the market, I was able to get Toolmex in the door” said Kaplan. 

34 Talbot Rd. is a 18,000 s/f flex building that was built in 2009 and was represented by NAI Glickman Kovago & Jacobs.
