What was your greatest professional accomplishment or most notable project, deal, or transaction in 2024?
One of my most notable transactions in 2024 was representing ABA Centers of America in leasing a 10,900 s/f office at 35 Industrial Way, Rochester, NH. ABA Centers, recognized as No. 5 on the 2024 Inc. 5000 list of fastest-growing private companies, provides play-based ABA therapy services for children with autism. This lease supports their rapid expansion, now spanning 34 markets across 10 states with plans for nearly 40 new locations in the coming year. It was a privilege to contribute to the growth of an organization making such a meaningful impact in autism care.

What emerging trends will drive investment and development in 2025?
The NH commercial real estate market is seeing robust activity in industrial and multifamily development. Industrial construction remains strong due to high demand and low vacancy, particularly for smaller-scale spaces. On the multifamily side, projects like Cathartes’ 26,000 s/f of commercial space alongside 418 residential units in Dover, and the proposal to redevelop Portsmouth’s Christmas Tree Shop site into 360 market-rate apartments, highlight the need for housing and mixed-use developments. Post-pandemic, municipalities are re-evaluating priorities, focusing on adaptive reuse and strategic growth to balance housing, commerce, and industrial needs.

Shallow-bay wins on 495/128: A renewal-driven market with a thin pipeline - by Nate Nickerson

The Boston industrial market entered mid-2025 in a bifurcated state. Large-block vacancy remains elevated, while shallow-bay along the 495/128 corridor continues to prove resilient. Fieldstone’s focus on this geography positions us squarely in the middle of a renewal-driven, supply-constrained
