Birch Pond Office Park - Nashua, NHManchester, NH Brady Sullivan Properties closed 2015 with a record acquisition campaign including the purchase of two large commercial real estate portfolios in Manchester and Nashua totaling more than 775,000 s/f.
The most recent purchase consists of a five building class A office and industrial portfolio in greater Nashua from RREEF Property Trust, based in Chicago. The 500,000 s/f portfolio acquisition was completed for $17.5 million.
This portfolio includes Birch Pond Office Park, a 73,000 s/f office building; 22 Cotton Rd., a 154,000 s/f office-R&D building; 472 Amherst St., a 98,000 s/f flex building; and 15 Trafalgar Sq., a 34,000 s/f office building, all of which are in Nashua. In nearby Hudson, 5 Wentworth Dr. is a 140,000 s/f medical device headquarters facility with 34,000 s/f of clean room occupied by Atrium Medical Corp. until July 2017.
Cushman & Wakefield’s N.H. team of Tom Farrelly, Denis Dancoes, Sue Ann Johnson, and Matt Pullen brokered the sale and represented the seller. The team has been retained as leasing agents for the five-building portfolio.
Brady Sullivan Properties also acquired a second five office building portfolio totaling 275,000 s/f for $11.5 million. The Cushman & Wakefield N.H. team brokered the portfolio which includes One and Two Capital Plaza and Eagle Sq. in Concord, which are being marketed for lease by Brady Sullivan Properties’ commercial team of Charles Panasis and Ben Kelley. Also included is 146 Main St. in Nashua, as well as 2 Wall St. in Manchester. The Manchester location will be marketed for lease by Cushman & Wakefield.
To round out the busy quarter, Brady Sullivan Properties acquired the 15-acre Osram Sylvania Plant on South Willow St. which is being redeveloped as a class A retail project and is marketed for lease by Panasis and Kelley.
