South Portland, ME Project partners Confluent Senior Living and Harbor Retirement Associates (HRA) celebrated the groundbreaking of HarborChase of South Portland. The 116,000 s/f assisted living and memory care community will add 123 units to the Greater Portland market. The community is anticipated to open in summer 2021.

Located at 165 Running Hill Rd., the six-acre community is situated a half-mile from the Maine Mall and four miles southwest of downtown Portland. EGA Architects is the architect, with Whiting-Turner serving as general contractor. Sebago Technics is the project’s civil engineer and Thoma-Holec Design will provide interior design services.

The project marks the first in Maine for the Confluent Senior Living and HRA partnership, which has now partnered on eight communities in six states across the country. The partnership broke ground last August on its first New England community, HarborChase of Evergreen Walk, located near Hartford, Conn.

Helping to meet the growing need for senior housing in the area, the three-story community will offer 83 assisted living and 40 memory care apartments available in one- and two-bedroom configurations.

HRA, a regional senior living development and management company based in Florida, will manage HarborChase of South Portland. Co-developer Confluent Senior Living, a subsidiary of Denver-based real estate investment and development firm Confluent Development, serves as the project’s owner.

The community represents Confluent’s 21st senior living development.

“The residents and municipalities in the Portland area have fostered such a strong community, and we are honored with the opportunity to expand Greater Portland’s quality housing options for seniors,” said Marshall Burton, president and CEO of Confluent Development. “Expanding our footprint in New England has been a long-term goal for our team, and we are deeply invested in providing a positive impact in the South Portland community through this development.”

HarborChase communities focus on serving seniors through providing choice and award-winning hospitality. Accredited chefs prepare seasonal, farm-to-table Chef’s Fare selections daily, “Best Days” are created by passionate life-enrichment teams, and highly trained professional care partners deliver resident-focused care. Residents will have access to licensed nurses and a 24-hour care staff, concierge service, housekeeping service, scheduled daily transportation, multiple restaurants, a bar/lounge with sunroom, club room, classrooms and activity room, a fitness and wellness center, a barber and beauty salon and many other unique amenities.

“As our partnership’s eighth community, HarborChase of South Portland will reflect the expertise of two established and experienced teams,” said Charlie Jennings, chief development officer of HRA. “This is a meaningful market for HRA and we’re pleased to support the demand for senior living in the area.”

Representing HRA’s strategic growth in the Mid-Atlantic and Northeast region, the project will join HarborChase communities currently under construction in South Windsor, Conn. and Princeton, N.J., as well as its actively operating communities in Wilmington, Del. and northern Virginia.
