Crampton of O,R&L Commercial makes $634,000 sale of 4,656 s/f medical office investment property

Clinton, CT O,R&L Commercial has completed the sale of a 4,656 s/f medical office investment property located at 162 East Main St. Sam Crampton of O,R&L Commercial in Branford represented the seller, SPAM LLC of Madison, CT and also procured the buyer, EAST MAIN HOLDING LLC of Clinton, CT. The property transferred for $634,000.

At the time of sale, the property was 100% leased, providing the buyer with a stabilized, income-producing medical office investment. The building is anchored by ProHealth Physicians, an established healthcare provider with locations throughout Connecticut, along with two additional office tenants.

Located directly on Rte. 1 (East Main St.), one of the primary commercial corridors along the Connecticut Shoreline, the property offers visibility and access to I-95, downtown Clinton and the surrounding shoreline communities.

The combination of full occupancy established medical tenancy and a Rte. 1 location contributed to the property’s appeal as an investment opportunity and reflects continued demand for stabilized medical office assets throughout the region.
