Davis Marcus Partners leases 39,000 s/f to Panera Bread

Newton, MA Davis Marcus Partners has leased 39,000 s/f of office space to Panera Bread at 1210 Washington St. Located within Boston’s high-tech corridor, 1210 Washington St. offers the bakery-cafe restaurant chain numerous benefits, including: Collaborative spaces for innovative ideas, with its open brick-and-beam style construction; direct adjacency to major transit routes, including the Mass. Pike/I-90; close proximity to Boston, Waltham and Watertown; and walking distance to fitness facilities, numerous restaurants, the MBTA and other local amenities.

“Panera Bread is a highly innovative company with a consistent drive to bring new ideas to the fast-casual restaurant market. They’ve redefined industry standards and set new trends for much of the modern-day customer experience. We couldn’t be more excited to welcome them to 1210 Washington,” said Matt Katz, vice president of asset management at The Davis Companies, which manages the property for the Davis Marcus joint venture.

“The new space, designed with a digital focus and a state-of-the-art culinary center, will help us enter into a new Panera work experience–one that takes the best of our rich history and combines it with cutting-edge thinking about the workplace of tomorrow,” said KJ Payette, chief people officer, Panera Bread. “Our goal is to improve how we work in a way that brings out the best in all of us, both professionally and personally, and enhances our core values around collaboration, connection and respect.”

With its new lease, Panera Bread joins current tenants Rockport and Videolink at 1210 Washington St., which is now 100% leased. In addition to its ideal location, tenants also benefit from the building’s intensive capital improvement program that has been implemented over the years, including the creation and improvement of common outdoor spaces and the renovation of the building’s exterior and parking garage.

Beverly, MA Jay Goldberg, president and owner of Spire Investments has completed the purchase of four multifamily buildings. The 33-unit purchase amounted to a sale price of $9.2 million or $278,788 per unit. The properties are all located in downtown and consist of one- and two-bedroom units.
