Downtown Realty acquires 3.6 acres for $2.1 million - approved for emergency room and medical office building

Manchester, NH Downtown Realty finalized the closing of 220 Londonderry Tpke., a 3.6-acre parcel that sold for $2.1 million and is slated to become one of the region’s most significant healthcare destinations.

The project received unanimous approval from the Manchester Planning Board in March and will feature an 11,000 s/f freestanding emergency room operating 24 hours a day, seven days a week, staffed by board-certified emergency physicians with eight dedicated treatment rooms. 

The development will also include a 28,000 s/f medical office building, bringing a substantial new healthcare presence to the Manchester community.

When an initial development concept incorporating a residential component proved infeasible due to site constraints, Downtown Realty identified a medical redevelopment opportunity as an alternative path forward. That strategic pivot ultimately yielded a project poised to deliver meaningful impact to the surrounding community.

Downtown Realty represented the buyer, Nickerson Designs, LLC, in the transaction. Bryan DuBois represented the seller, Bluebird Manchester East, LLC.
