Somerville, MA Greystar completed a new long-term lease with Mass. General Brigham (MGB) for 100,000 s/f of lab space on the lower floors at 74M (74 Middlesex Ave.). The building will house a facility for Mass. General Brigham’s central pathology laboratory services, consolidating existing pathology functions from across the system.
Formerly an industrial brownfield site, 74M offers a total of 469,000 s/f of purpose-built lab and office space across 15 stories, featuring one remaining move-in-ready spec suite in the growing life science hub of Assembly Square.
“74M was expertly designed to support innovation and put sustainability at the forefront. As we see renewed demand for lab space across the region, we believe the building is well positioned to expand its tenant base with groups looking to attract top talent to the broader Assembly Sq. innovation hub,” said Matt DeNoble, senior director of investment management at Greystar. “We are thrilled to welcome Mass General Brigham to the 74M community and look forward to supporting the healthcare organization as they expand their research and lab foothold in the region.”
74M’s array of amenities support tenants in the various facets of life, featuring a health and wellness center, lounge and event space, conference rooms, and a 2,000 s/f outdoor terrace with unobstructed views of the city skyline and Mystic River. Designed by Elkus Manfredi Architects, the building was tailored to foster creativity and ingenuity among tenants and offer critical sustainability components for the future.
The new lab reflects Mass. General Brigham’s ongoing investment in advanced diagnostic testing capabilities that support system efficiency and MGB’s commitment to providing exceptional patient care.
By consolidating and modernizing its pathology operations at 74 Middlesex Ave., Mass General Brigham is positioning the program to keep pace with the evolving demands of clinical pathology. As part of its commitment, Mass General Brigham has rights to expand and extend its occupancy in the building, reinforcing its investment in Somerville’s Assembly Row, where the health system already owns a large administrative facility.
The long-term lease comes on the heels of two distinctive honors for the property. 74M recently earned WELL Core Platinum certification, adding to its previously awarded LEED Platinum and WiredScore Platinum certifications. These certifications recognize the building’s commitment to wellness, sustainability, and high-performance design. The building also received the Merit award in the Art for Interiors category from the Collaboration of Design + Art (CODA) Awards, which recognize projects for their integration with the surrounding environment, artistic excellence, and overall impact, judged by a panel of design, art, architecture, and placemaking leaders.
With direct access to the MBTA Orange Line and I-93, and located just minutes north of Kendall Square, 74M offers a convenient commute for a talented regional and local workforce. Additionally, 74M’s short walk to Assembly Row allows tenants more flexibility within the broader neighborhood, including over 35 local dining choices, numerous retail options, and various entertainment venues.
