Horvath & Tremblay sells Chipotle, Five Guys and Aspen Dental in Mansfield, CT for $5.827 million

Mansfield, CT Bob Horvath, Todd Tremblay and Matt Nadler of Horvath & Tremblay have completed the sale of a three-tenant retail center. Horvath & Tremblay exclusively represented the seller and brought the buyer to complete the transaction at a sale price of $5.827 million.

The three-tenant plaza is located at 96 Storrs Rd. The newer construction, three-tenant plaza is improved with Aspen Dental, Five Guys, and Chipotle and contains 8,502 s/f. The center also features a new 10-year lease for electric vehicle (EV) charging stations. Aspen Dental has 8+ years left on its lease with three, 5-year renewal options, Five Guys has 13+ years remaining on its lease with two, 5-year renewal options, and Chipotle has 8+ years remaining on its lease with four, 5-year renewal options. All three leases call for 10% rent increases every five years throughout the primary lease terms and at the start of each of the renewal option periods.

The plaza is strategically positioned along Main St., offering strong visibility, frontage, and access at a signalized intersection adjacent to East Brook Mall. Located approximately 1.5 miles north of downtown Willimantic and Eastern Connecticut State University, the property benefits from proximity to key demand drivers. The site provides direct access to major regional roadways, including U.S. Rte. 6 and CT Rtes. 14, 31, 32, 66, and 203, allowing for efficient connectivity to Hartford, Providence, and the broader eastern Connecticut market. Surrounded by a concentration of national and local retailers and restaurants, and supported by nearby residential neighborhoods, multifamily housing, and area schools, the property is well positioned to capture consistent traffic and a built-in customer base.
