Horvath & Tremblay sells single tenant building Kohl’s for $7.05 million

Orange, CT Bob Horvath, Todd Tremblay, Jack Laurendeau and Matt Nadler of Horvath & Tremblay have completed the sale of a single tenant Kohl’s. Horvath & Tremblay, along with Steven Spector of Interstate Realty Advisors, exclusively represented the seller and sourced the buyer to complete the transaction at a sale price of $7,050,427.

Kohl’s is located at 250 Bull Hill Ln. Kohl’s has been at the property since 2005, operating under a 20-year absolute NNN Ground Lease, and recently demonstrated their commitment to the site and the market by extending their lease through January 2031. Kohl’s has five years remaining on their lease with three, 5-year renewal options. The lease provides for an attractive 10% rent increase in 2026 and at the start of the renewal option period. Kohl’s is located along Bull Hill Ln., between Boston Post Rd. (US-1) and the Connecticut Tpke. (I-95), the area’s primary commercial corridor and major travel and transportation highway, respectively. The location is part of a dominant trade area along Boston Post Rd. and continuing to I-95 via Bull Hill Ln., with countless businesses, national retailers and restaurants, and industrial facilities nearby, all of which draw significant traffic to the area. The property’s proximity to areas highways offers access to downtown New Haven, Yale University, Yale New Haven Hospital, and transportation through Connecticut and the Northeast.
