Horvath & Tremblay sells three retail properties for $4,193,185

 

 

North Attleboro, MA Horvath & Tremblay has completed the sale of three retail properties in New England for a total of $4,193,185.

Bob Horvath, Todd Tremblay, Matt Nadler and Jack Laurendeau of Horvath & Tremblay have completed the sale of an Applebee’s in North Attleboro, Mass. Horvath & Tremblay exclusively represented the seller and sourced the buyer to complete the transaction at a sale price of $1,920,635. Applebee’s is located at 900 S Washington St. Applebee’s has been at this location since 1998, and has exercised two of their five-year options, demonstrating their commitment to the site and the market. The absolute NNN ground lease currently has two years of term remaining followed by two, five-year renewal options. The lease calls for attractive rent increases at the start of each of the remaining renewal options. Applebee’s is located half a mile from the Emerald Square Mall along the area’s commercial corridor.

Jake Mabardy, Bob Horvath and Aaron Huntley of Horvath & Tremblay have facilitated the sale of a Dollar Tree in Plymouth, N.H. Horvath & Tremblay exclusively represented the seller and procured the buyer to complete the transaction at a sale price of $1.2 million. The Dollar Tree is located at 695 Tenney Mountain Hwy. The property was constructed for Dollar Tree in 2006, and they have operated at this location since 2007. Currently, Dollar Tree has over a year remaining on their double net lease with one, five-year renewal. The lease features an attractive rental increase at the beginning of the renewal option. Dollar Tree is situated along Tenney Mountain Hwy. (NH-25), shadow-anchored by a Walmart Supercenter.

Jason Woods and Jake Mabardy of Horvath & Tremblay have completed the sale of an Aroma Joe’s in Concord, N.H. Horvath & Tremblay sourced the buyer to complete the transaction at a sale price of $1,072,550. Aroma Joe’s is located at 135 Loudon Rd. Aroma Joe’s has been at this location since it was constructed and executed an eight-year lease extension, demonstrating their commitment to the site and market. Aroma Joe’s has seven years remaining on their double net lease with three,five-year renewal options. The lease calls for 10% rent increases at the start of each renewal option. The property is situated on a highly visible corner parcel at the intersection of Burns Ave. and Loudon Rd. (NH Rte. 9). 

Aroma Joe’s is surrounded by national and local retailers and restaurants, area schools, and residential neighborhoods that drive traffic to the area and provide a built-in customer base. The property is seconds from Concord Municipal Airport and is within 1.5 miles of I-93 and 393.
