Westwood, MA Greater Boston Commercial Properties, Inc. (GBCP) negotiated the sale of two Banfield Pet Hospital–occupied investment properties located at 51 Peter Kristof Way in Medfield and 1451 High St. in Westwood.

The assets, both veterinary clinic facilities, were sold to private investors seeking stabilized medical/retail income in high-barrier to-entry suburban Boston markets.

51 Peter Kristof Way is a 4,890 s/f single-story retail building situated on 1.41 acres at the signalized corner of Peter Kristof Way, West St., and North Meadows Rd. (Rte. 27). The property was improved in 2002 with a subsequent addition in 2007, features asphalt paved parking, signage, and landscaping. Banfield Pet Hospital has operated at this location as a single tenant, providing a predictable net operating income profile attractive to long-term investors.

1451 High St. is a 1,632 s/f free-standing retail building on 0.17 acres along High St. (Rte. 109), a commercial corridor. Originally constructed in 1954 and fully renovated in 2006 for veterinary clinic use, the property offers on-site parking, updated building systems, and visibility. Banfield Pet Hospital occupies the building under a single-tenant arrangement, further underscoring the appeal of the asset as a stable, necessity-based healthcare investment. 

These two Banfield Pet Hospital locations exemplify what private investors are seeking in today’s market: well-located, necessity-driven healthcare retail with long-term tenancy and minimal management requirements. Medfield and Westwood are both affluent suburban communities with strong demographics, which support continued demand for pet care services and enhances the durability of the income stream.
