retail condo. space for $597,000

383 Commercial Street - Portland, Maine

Portland, ME Malone Commercial Brokers have completed the sale of a 1,690 s/f retail condominium at 383 Commercial St. The property was sold by DPD Lot 3 LLC to 383 Commercial Street, LLC for $597,000. Joe Malone and Jennifer Small of Malone Commercial Brokers represented the seller, while Brice O’Connor of The Boulos Company represented the buyer. The transaction closed on March 21, 2025.

The buyer plans to open btone fitness, a boutique fitness studio specializing in low-impact, high-intensity workouts. With multiple locations across New England, btone fitness offers a new approach to strength training using custom-designed resistance-based machines.

“This transaction reflects the continued demand for retail space in Portland’s downtown,” said Small. “The location at 383 Commercial St. is an ideal fit for btone fitness, offering visibility, accessibility, and proximity to Portland’s active community.”

The sale highlights the ongoing growth of Portland’s fitness and wellness sector, as businesses recognize the city’s energetic and health-conscious market.
