O,R&L Commercial facilitates two transactions totaling $2.483m

304 Boston Post Road - Orange, CT

Orange, CT O,R&L Commercial has completed the sale of a 12,800 s/f retail / industrial building located on 1.28 acres at 304 Boston Post Rd. Situated along heavily traveled Rte. 1, the property offers a visible retail footprint with a combination of showroom, warehouse and outdoor storage space. The site’s frontage, access, flexible layout, and large lot make it well-suited for a wide range of retail and light industrial users. 

304 Boston Post Rd. was occupied by Taylor Rental & Party Plus (Twin Coves Rentals) who have moved their Orange operation to a larger building at 160 North Branford Rd. in Branford, CT. 

Will Braun of O,R&L Commercial represented the seller, 304 Boston Post Road, LLC and Ken Ginsberg of KNG Realty, LLC in West Haven, represented the buyer, Apple Tree Realty, LLC. 

304 Boston Post Rd. transferred for $1.808 million. 

 22 Main Street - Southington, CT

In another transaction, O,R&L Commercial completed the late December sale of a two-story former bank / office building located in downtown Southington at 22 Main St. The property was listed by Toby Brimberg of O,R&L Commercial, who represented the seller, the Town of Southington. The buyer, A & K Woodworking LLC was represented by Roy Evjen of Evjen Agency LLC out of Southington. 

The former Bank of America building at 22 Main St. was approved by Southington Planning & Zoning Commission in October 2025 for conversion into a restaurant featuring indoor / outdoor seating and a rooftop patio with the local company A&K Woodworking LLC which closed on the property late in December 2025. This approval followed a special exception for alcohol service and the project aims to revitalize the long-vacant site into a new dining destination. “We were pleased to represent the Town of Southington in the disposition of this property and to help facilitate a transaction that positions the building for its next chapter,” said Brimberg of O,R&L Commercial. 

The building transferred for $675,000.

Goldberg of Spire Investments purchases Beverly portfolio for $9.2m

Beverly, MA Jay Goldberg, president and owner of Spire Investments has completed the purchase of four multifamily buildings. The 33-unit purchase amounted to a sale price of $9.2 million or $278,788 per unit. The properties are all located in downtown and consist of one- and two-bedroom units.
