An affiliate of Abramson Brothers Inc., a full-service real estate investment, management and brokerage firm, has acquired 4 Liberty Sq., a retail and office building, for $8.8 million. This marks Abramson Brothers first acquisition in Boston as the company continues to seek growth opportunities.
4 Liberty Sq. is a 26,000 s/f, seven-story pre-war office building located on the corner of Water and Batterymarch Sts. in the downtown. The building is currently 100% leased and has one restaurant tenant in the ground floor retail space.
"4 Liberty Sq. possesses the key components of Abramson Brothers' investment philosophy and enables us to enter a new market while executing our core competencies as an office building operator," said Adam Abramson, of Abramson Brothers. "We view this building as our entry into the downtown Boston marketplace, where we see significant potential for future investments."
4 Liberty Sq. was built in 1900 and features a steel frame with masonry walls and windows and a marble lobby. The exterior façade is a masonry veneer and brick with double pane windows.
Located between the park at Post Office Sq. and the Rose Kennedy Greenway, Liberty Sq. is located in the heart of downtown with a number of transportation options.
