Two Wells Avenue - Newton, MA
Newton, MA Integrated Builders broke ground on a 105,000 s/f office expansion at Two Wells Ave. on behalf of owner Two Wells Avenue, LLC. The new, three-story addition will require extensive demolition on the north and west portions of the existing facility, and will ultimately increase the building’s total size from 69,000 s/f to 127,000 s/f.
Currently, Two Wells Ave. is a 69,000 s/f, single-story, steel-framed building that was completed in the 1970s. Integrated Builders will utilize selective demolition of the facility to preserve 27,000 s/f of existing space on the west side, where the new 105,000 s/f addition will be attached. The updated facility will boast a modern design with a glass exterior, an expanded parking lot, new utilities, and an underground storm water infiltration system. Additionally, a 3,162 s/f common corridor will be installed to connect the new and existing building areas to one another.
Jay Dacey, Integrated Builders
“Two Wells Avenue has great bones and we are excited to not only double the size of the building, but also preserve a portion of the existing space which holds a great amount of history,” said Jay Dacey, president of Integrated Builders. “This area of Newton and Needham is currently experiencing growth and significant transformation. This enhanced facility will complement other nearby developments with its modern glass design, high-end upgrades, amenities, features, and finishes, making the area even more attractive for growing businesses and their respective employees.”
The Integrated Builders team will provide construction management and contracting services and will be led by project manager Brian Kidder, superintendent Craig Ablondi, and assistant project manager Barbara Frazier. Spagnolo Gisness & Associates, Inc., will provide architecture and planning services. The project will be completed in December.
