Nashua, NH NorthPoint Construction Management (NPCM) is providing complete design/build services for a new 27,600 s/f retail facility located at 323 Daniel Webster Hwy. As the former site of the New England Motor Car Company for many decades, this site is also immediately adjacent to Jordan’s Furniture and directly across from the Pheasant Lane Mall. Therefore this site was a prime candidate for redevelopment and Scupp Realty LLC (property owner/developer) has secured lease agreements with Long’s Jewelers for about 70% of the ground floor, while Jordan’s Furniture will lease the entire upper level, including a unique 4,000 s/f “connector” spanning between the new construction and the 2nd floor of the existing furniture store next door. A tenant space of 3,500 s/f at the ground floor remains available, but is expected to lease quickly.
Demolition of existing buildings began last December with sitework and construction following immediately thereafter. The building shell is scheduled to be complete later this summer with tenant fit-ups planned to be underway July/August timeframe with the goal to be open for business prior to this year’s holiday season. Portions of the building exterior were designed with the intent to continue the materials and details of the existing Jordan’s Furniture building while at the same time blending a monochrome “minimalist” design for the Long’s Jewelers space. A two-story “tower” at the corner of Daniel Webster Hwy. and Costco Dr. was established for the jewelry store as a new iconic element. Final details for the tower to include innovative indirect channel lighting, textured recessed panels, and decorative glazing with backlit duratran window treatments.
Generous parking will be located to the rear of the new building that will also include a new drive lane traveling directly under the new “connector” allowing patrons the convenience to enter and exit the site from the southbound lane of the Daniel Webster Hwy. directly.
NPCM completed the architectural design services in-house along with support from Dixon Salo Architect, Inc. of Worcester Mass., structural engineer of record Structural Systems, Inc. of North Andover, Mass., and civil engineering by Maynard & Paquette Engineering Associates, LLC of Nashua N.H. The NPCM project team includes Gary Thomas, Scott Cornett, Keri Driscoll and Steve Miron.
Notable subcontractors include: Jennings Excavation, Inc (sitework); United Roofing (roofing); Metro Walls (drywall/Framing); Exterior Designs (EIFS & ACMs); PMC Plumbing & Heating (plumbing); Oliver Mechanical, Inc. (HVAC); and DEI Systems, Inc. (Electrical).
