Trumbull, CT A local business has reached an agreement to become the first tenant in a new commercial space at 75 Merritt Blvd. Avison Young secured a 7-year lease for 5,951 s/f of class A space for Newbury Rain, an expanding graphic design business.
Newbury Rain is relocating from its space at 35 Nutmeg Dr., where it was also the first tenant in that building.
Sean Cahill, principal and managing director of Avison Young’s Fairfield/Westchester office, and Avison Young agent Christopher Grundy worked with TKS Capital Solutions and Newbury Rain CEO Amanda Naqvi and its managing director of business development, Hamza Naqvi, to obtain 5,951 s/f at 75 Merritt. The building had been the former home of Unilever, and includes 96,739 s/f spread out over three floors.
“The space is well lit, spacious and it gives us a feeling that employees will enjoy spending their day working there,’’ Naqvi said. “The Avison Young team and Christopher Grundy knew exactly what we were looking for, and we appreciated how smoothly the transaction came through.”
Newbury Rain works with clients to create custom artwork for homes, nurseries, weddings and daily life. Hamza Naqvi said the business will now produce all of its products in house, which necessitated the need for additional office space. The space includes room for design and production capabilities.
“This move represents a big expansion for Newbury Rain, and we’re excited that they will help launch this building,’’ Grundy said.
The deal marks the second key transaction in Trumbull in the past few months for Avison Young, which previously worked with D-BAT, a baseball and softball training company, to secure space at 30 Nutmeg Dr.
“There’s a great feeling of being a pioneer in finding this awesome hidden gem,’’ Naqvi said. “Christopher was very attentive to our needs and he worked at lightning pace to make sure we got it done quickly. This is perfectly suited for all of our business needs, and we’re looking forward to being here for a long time.”
