
Springfield, MA William Low, president of L&P Commercial, was named the 2025 Office Lease of the Year CoStar Impact Award winner in the Hartford market. Winners – chosen for their growth, diversification, and ability to overcome unique challenges in their markets – were selected from a panel of more than 660 industry professionals drawn from each respective market.
Hope for Youth and Families, a non-profit company created by Robert Bolduc, leased 31,821 s/f at 1350 Main St. as the new location for the Discovery Polytech Early College High School.
Bolduc was in the market for a new location for the school his nonprofit was helping. The school Discovery Polytech Early College High School, is one of more than 16 middle and high schools in the city operated by the Springfield Empowerment Zone. The high school enables students to earn several college credits per semester.

L&P Commercial’s Low happened to know that the top two floors of the 1350 Main St. building in downtown had become vacant, and he thought the 32,000 s/f in the former MassLive Building at One Financial Plaza could prove an ideal solution.
“Bob called me asking for help locating a space for the school, preferably downtown. There really weren’t many good options, but I thought this could be a good fit. It would allow the students the opportunity to interact with local businesses, something the organization felt important,” said Low.
The CoStar Impact Awards recognize exemplary commercial real estate transactions and projects completed in 2024 that have significantly influenced neighborhoods or submarkets across 129 major international markets in the United States, Canada, and the United Kingdom. The awards honored over 340 winners for their CRE transactions across five categories: Lease of the Year, Sale/Acquisition of the Year, Commercial Development of the Year, Multifamily Development of the Year and Redevelopment of the Year.
