Horvath & Tremblay completes sale of
new McDonald’s property for $3.25 million

Shelton, CT Bob Horvath, Todd Tremblay and Jason Woods of Horvath & Tremblay have completed the sale of a McDonald’s property. Horvath & Tremblay exclusively represented the seller and procured the buyer to complete the transaction at a sale price of $3.25 million.

McDonald’s is located at 6 Todd Rd. The free-standing single tenant McDonald’s will consist of a 3,690 s/f building with a drive-thru. McDonald’s has a new 20-year absolute NNN ground lease with eight, five-year renewal options. The lease calls for rent increases every 5 years throughout the primary lease term and at the start of each renewal option. The property is currently under construction. McDonald’s is extremely well located adjacent to the signalized intersection of Platt Rd. and Bridgeport Ave. (CT Rte. 714), the area’s primary commercial and commuter corridor. McDonald’s is across the street from the Marketplace, a large grocery anchored (Big Y World Class Market) shopping center and is near Walmart. The property is positioned in between exits 12 and 13 along CT Rte. 8, at the northern end of a busy retail, medical and corporate office corridor situated along Bridgeport Ave. The area is home to more than 5 million s/f of corporate office and flex space, and numerous shopping centers with national retailers and restaurants, all of which drive traffic to the area. The town offers a captive employment market that provides a built-in customer base for McDonald’s. The destination trade area serves the surrounding towns of Seymour, Ansonia, Derby, Monroe, and Trumbull, as well as travelers on CT Rte. 8, a primary commuter highway which sees more than 68,500 vehicles per day.
