Wilmington, MA The Procopio Companies (Procopio) celebrated the grand opening of 203 Lowell St., marking a major milestone in the project with final construction completion across the campus and over 50% of residences at The Alice already occupied. The event brought together new residents, project partners, and local stakeholders to commemorate the momentous occasion with a ribbon-cutting ceremony and community gathering.

203 Lowell St. is a three-building, 10,400 s/f mixed-use campus comprised of a commercial office building occupied by Beth Israel Lahey Health, a standalone Starbucks restaurant space, and The Alice, which brings a high-end residential community to this amenity rich area.

Procopio’s construction team has completed the final tenant build out for the medical office and residential components and has announced the successful sale of the two commercial condominiums that include the Beth Israel Lahey Health and Starbucks buildings.

The Alice, which already sold 50% of units prior to this grand opening celebration, is a residential development featuring 50 class A condos, each offering modern appliances, open-concept layouts, and private balconies. The campus is within close proximity to Wilmington’s MBTA Commuter Rail station and has direct access to I-93.

A highlight of the grand opening celebration was a ribbon-cutting moment led by a resident of The Alice, an inspiring reflection of the vibrant, growing community taking shape at 203 Lowell.

The team also partnered with local architecture and interiors firm, JtA. Procopio’s construction team served as the general contractor for the overall project and JJ Welch & Co. was responsible for the construction of the Starbucks building.

The project’s success underscores the strong partnership between Procopio and Right Way Realty, the exclusive brokerage firm representing the property.

“We’re excited to see the momentum around 203 Lowell Street and very proud of the completed project,” said Mike Modoono, senior development manager, design lead, Procopio. “This development’s new for sale housing units and world-class commercial tenants will immediately have a positive impact on the local community. It’s about creating a vibrant neighborhood where people truly feel at home.”

“This has been a phenomenal collaboration, and the response from buyers speaks volumes about the quality and appeal of 203 Lowell,” said Donna Gay, broker at Right Way Realty. “Crossing the 50% occupied mark is a testament to the thoughtful design and planning that went into this project.”
