Rocky Hill, CT O,R&L Commercial Real Estate negotiated two transactions: a 17,250 s/f industrial sale and a 10,000 s/f medical office lease.

O,R&L sold 37 Inwood Rd. in Rocky Hill, a 17,250 s/f industrial building on one acre, for $1.2 million. The property was purchased by Easthampton Precision Manufacturing, Inc., a precision machining contract manufacturer relocating and expanding its operations from Western Massachusetts. The seller, Forrest Machine Inc., had been using this building for overflow work while they moved and expanded into a building at 236 Christian Ln., Berlin, Conn.

Easthampton Precision Manufacturing serves the aerospace, defense, firearms, gauging, and commercial products industries. 

The building, situated in the town’s industrial corridor, offers access to I-91 and regional highways. Its functional design makes it well-suited for manufacturing and will allow Easthampton Precision to expand its production capabilities while supporting its continued growth.

In addition, in Windsor, Conn. Bartley Dentistry, PLLC, a dental group practice, consisting of Windsor Pediatric Dentistry and Windsor Prosthodontics has signed a lease for 10,000 s/f, at 200 Day Hill Rd. and will utilize the new space to expand its footprint and continue providing dental care to patients throughout the region.

200 Day Hill Rd. is a 52,000 s/f class A office building located along the Day Hill corporate corridor. The property offers visibility, and access to I-91, with close proximity to the Hartford metro area, Bradley International Airport, and numerous regional amenities. With three recent leases the building is now more than 63% occupied.
