2025 Fall Preview: Steve Cusano, Cummings Properties
Director-Leasing
Cummings Properties
What trends or shifts do you see shaping your industry this fall and into 2026? We are seeing strong momentum in medical and “medical-adjacent” space uses – counseling, behavioral health, physical therapy, and early intervention services – as care models expand beyond traditional settings. The tenant pool continues to grow, with adaptable, well-designed spaces performing best amid shifting needs. Demand remains high for flex space, and there is some underlying activity bubbling in the long-quiet lab market (indicating a stronger 2026). Across the board, business principals are seeking quality environments that balance amenities, right-sizing, flexibility, and accessibility.
What’s one major project, initiative, or innovation your firm is focused on in the months ahead? There is growing excitement as construction progresses on Beverly Landing, a brand-new residential community at the northern end of Cummings Center business and technology campus, in Beverly. The steel-framed, five-story building will introduce 60 spacious, upscale condominiums to what Realtor.com just called “America’s hottest ZIP code.” Each one- and two-bedroom residence will feature upgraded finishes, open-concept layouts, private outdoor space, and easy access to the numerous lifestyle amenities throughout Cummings Center and downtown Beverly. Occupancy is anticipated in late Q1 2026.
What are you most excited about for the future of your sector? It is inspiring to work in a sector that is constantly evolving, and I find it deeply rewarding to be part of an organization so well equipped to meet shifting demand. Cummings Properties’ vertically integrated model keeps us lean and nimble, allowing for real-time adaptation to both broad market trends and individual client needs. As AI continues to drive growth in the tech sector, new space requirements are bound to emerge – and with a diverse 11 million s/f portfolio and in-house design-build expertise across disciplines, Cummings is uniquely positioned to meet them.
