B&D Holdings secures $10.1 million in financing for two industrial buildings
Tewksbury, MA JLL Capital Markets has arranged $10.1 million in aggregate financing for the acquisition of two industrial facilities totaling over 64,000 s/f near Boston.
JLL worked on behalf of the borrower, B&D Holdings, to secure the fixed-rate loans through two Boston-area banking institutions.
The portfolio includes a 34,100 s/f specialized cold storage and freezer facility at 1668 Shawsheen St. Built in 2000, the property features 40-ft. clear heights, 4,000 pallet positions and refrigeration systems, including both freezer and variable-temperature cooler spaces. The facility is fully occupied by Walden Local Meats.
The second property is a 30,360 s/f industrial facility at 45 Research Dr. in Haverhill, Mass. The single-story industrial building sits on a 7 acre parcel in the Lawrence/Andover submarket. Constructed in 1982, the facility features 14-ft. clear heights, three grade-level drive-in doors and two dock-high doors. The property features nearly one acre of functional yard space, providing operational flexibility for the tenancy.
Both properties are strategically positioned around the city’s premier industrial corridors with regional connectivity. The Tewksbury facility offers access to Boston (21 miles), Manchester, NH (33 miles) and major transportation arteries, including I-93 and I-495. The Haverhill property sits within the Lawrence/Andover submarket with direct access to I-495 and in close proximity to the I-93 interchange, providing connectivity to Greater Boston, Southern New Hampshire and key logistics hubs.
