Keefe of Greater Boston Commercial Properties Inc. sells 18,975 s/f office building for $1.65 million

Kingston, MA James Keefe of Greater Boston Commercial Properties Inc. (GBCP) has completed the sale of 68 Evergreen St., an 18,975 s/f multi-tenant professional and medical office building.
Keefe represented the buyer, Patrick Hartwig and the seller was Richard Glanz of Glanz Properties, a Brookline-based real estate firm. Keefe negotiated down the final purchase price from an initial asking price of $1.875 million to a final price of $1.65 million, exemplifying his fiduciary commitment to client value and effective deal structuring.
By grounding his negotiation in current market data, Keefe secured a $225,000 price reduction from the seller, allowing the buyer to acquire a well-situated property with strong fundamentals below initial expectations.
Hartwig said “James Keefe guided me through the whole process of purchasing my first commercial property. He was my first call, and it was the best decision I made. James walked me through every step of a commercial transaction, pointed me in the right direction and was endlessly patient and responsive. I knew next to nothing about commercial real estate when I first contacted him, but he educated me on every element and put me in touch with highly qualified and trustworthy experts for financing and legal representation. I can’t say enough about James and his team, from initial market research to negotiation to due diligence, they were supportive, detail oriented and reassuring. Now I am walking into this new venture with confidence and a plan to maximize my investment. I am deeply grateful to James and everyone at GBCP.”
