Thibeault Development acquires 11-17 Avenue De Lafayette for $9.2 million

Boston, MA Thibeault Development LLC, led by founder William Thibeault, has acquired 11–17 Avenue de Lafayette in a transaction that drew significant market attention. Represented by JLL’s Scott Carpenter and Brooke Howard in a competitive call-for-offers process, Thibeault emerged as the top bidder with a purchase price of $9.2 million, obtaining the asset for less than half of its prior sales price of $23 million.
The five-story, 58,000 s/f building occupies a prime position in downtown Boston and includes a gated parking lot. In recent years, the property has benefited from north of $7 million in capital improvements. Upgrades include a redesigned lobby and entrance, a boutique-style fitness center with spa-quality locker rooms, new bike storage, a high-efficiency HVAC system, and the achievement of WELL Health-Safety certification.
Thibeault noted that the building’s thoughtful renovations have created a bright, energizing atmosphere that aligns with his vision for its future. He plans to expand Thibeault Development and open a satellite office on the first floor. He is currently exploring multiple avenues for the highest and best use of the property. The building’s current vacancy, he added, provides a rare advantage, streamlining the path to reinvention.
Thibeault is no stranger when it comes to adaptive reuse, with over 25 years of experience. Thibeault has converted numerous Boston office buildings into residential communities. The firm’s latest success is the 57-unit redevelopment at 40–44 Bromfield Street, joining notable projects at 630 Washington Street, 153 Milk Street, and 101 Arch Street, along with numerous others throughout Massachusetts.
