383 Main Avenue, MerrittView - Norwalk, CT

Norwalk, CT Choyce Peterson, Inc. has concluded lease negotiations on behalf of Success Systems, Inc. , a software developer for retail store automation, to renew their 5,649 s/f headquarters office at MerrittView, 383 Main Ave. Choyce Peterson principal John Hannigan represented Success Systems.

Since 2015, Hannigan has represented Success Systems three times: 1) for a relocation from Stamford to Norwalk, 2) for a relocation to sublease space at 383 Main Ave., and 3) upon the expiration of this sublease, for a direct deal with the landlord to remain in their space. Most recently, as their current lease approached expiration, the Success Systems team once again turned to Hannigan to handle their lease renewal with the result being a lease extension with terms that included free rent and a competitive rental rate.

It should be noted that since 2014 when Choyce Peterson established their headquarters office at 383 Main Avenue, Hannigan has negotiated over 80,000 square feet of lease transactions (relocations and renewals) for five different companies at this address.

Hannigan said, “I am honored that Success Systems once again appointed me to represent them for their office lease negotiation. Remaining in their space and renewing was an ideal solution for Success Systems that culminated in favorable economic terms which will enable them to continue to enjoy their great location and the amenities at 383 Main Ave.”

The Success Systems team concluded, “Our sincere appreciation goes to John for partnering with us once more on our leasing decisions. Over the last 10 years he has exhibited exceptional market insight and adept negotiation skills as he guided us through numerous relocation and lease renewal processes. We are pleased to remain at 383 Main Avenue with advantageous new lease terms.”

The landlord, GLIC Real Estate Holding, LLC, was represented by executive vice president Tom Pajolek and senior vice president Ned Burns of CBRE.
