2025 Year in Review: Tim Puopolo, CM&B
Executive Vice President
CM&B
Looking back at 2025, what deal, project, or key moment best reflected the direction of the New England CRE market this year?
In 2025, CM&B began constructing Massachusetts’ first Porsche dealership to feature the Gen 5 image program – a 90,000 s/f, $32 million project that reflects the New England CRE market’s appetite for innovation and complexity. CM&B is bringing this vision to life by overcoming tight site logistics and maintaining operations at adjacent dealerships, all while implementing next-generation design standards that redefine luxury automotive retail. Scheduled for completion in March 2027, this project sets a new benchmark for brand-driven, experience-focused development in the region.
What accomplishment or milestone stood out for you or your firm in 2025?
One of the standout milestones for us in 2025 was partnering on the opening of Cactus Club Cafe’s first U.S. location in Boston’s Back Bay. This project was a true collaboration with an incredible team, including Jeffrey Beers International, Stys Hospitality Group, and Bergmeyer, to deliver a vibrant, elevated dining experience. From the custom finishes and refined interiors to the year-round patio, every detail reflected a commitment to upscale hospitality. We’re proud to have helped bring Cactus Club’s vision to life and create a standout destination in Back Bay.
As you look ahead to 2026, which emerging trends or shifts will shape opportunities for you, your firm, or your market sector?
Trends that will continue in 2026 will center on accelerated delivery models. Early stakeholder engagement, structured frameworks, and collaborative design and construction approaches will be critical to compress timelines and manage tight project budgets, without sacrificing quality.
