Choyce Peterson completes sale of 4,316 s/f building

January 9, 2026 - Brokerage

Norwalk, CT Choyce Peterson, Inc., completed the sale of the 4,316 s/f building located at 99 Main St., on behalf of the owners, 99 Main St. LLC, a partnership owned by George Wargo and Lance Liljeqvist. The buyer is 99 BEAJ, LLC, a private company formed by Drs. Brenda and Erik Slovin, founders of Norwalk-based Slovin Chiropractic Center.

Choyce Peterson’s Capital Markets team, led by vice president Scott Peterson, was appointed by Wargo and Liljeqvist as the exclusive sale listing agent for this building situated along the Route 7 corridor after receiving the company’s quarterly real estate reports.

The Choyce Peterson team promoted the sale of the property among area businesses.

and local, regional, and national investors by placing the listing on a global commercial real estate platform and multiple social media channels, as well as distributing marketing materials directly to buyers.

The Drs. Slovin had been searching for a few years for a building to purchase as a home for their growing healthcare practice that could provide both a highly visible location and a layout well-suited to a healthcare practice. The property at 99 Main St. grants them all they were seeking, along with very attractive interior features and a location with quick access to both I-95 and the Merritt Parkway.

The Drs. Slovin said, “We’re incredibly grateful to bring our chiropractic practice to this new location and to serve the community from our very own building. Creating a modern, welcoming space has been a dream of ours, and we’re excited for the opportunity to help even more people live healthier, pain-free lives.”

Peterson said, “Norwalk’s practical zoning regulations are an asset. Many other towns overcomplicate the occupation of an office building by a medical practice. Norwalk’s regulations, on the other hand, allowed the Slovins to do what’s best for their practice. Slovin Chiropractic Center gets a great new location opening this month, and the City of Norwalk keeps a high-quality medical practice within the city.”

“We are so pleased with the Choyce Peterson team’s execution of the marketing and sale of our building,” said Wargo. “Scott and his team generated a significant amount of interest and guided us in selecting an excellent buyer. They were very well-organized and communicative as they navigated us through the sale process.”
