CBRE arranges $27.75 million sale of two-building 185,000 s/f office complex

Glastonbury, CT CBRE has negotiated the $27.75 million sale of a two-building, 185,000 s/f Class A office complex at 180 and 200 Glastonbury Blvd. on behalf of the seller, SCT Glastonbury LLC. The office properties are part of Somerset Square in Glastonbury, a mixed-use development with offices, retail shops, restaurants, and hotels. The office sale is the largest in Central Connecticut in 2025. 

The CBRE Hartford team of John McCormick and Anna Kocsondy, in collaboration with Jeffrey Dunne and Steve Bardsley of the Stamford office, represented the seller in the transaction, and also procured the buyer, Unified Holdings of Glastonbury LLC, based in White Plains, NY. Originally engaged as the leasing agent and property manager in 2019, CBRE will continue on as the leasing agent and will also resume managing the assets immediately upon sale.

At the time of sale, the property was 95% leased, anchored by strong-credit corporate tenants including Wells Fargo, Mahoney Sabol, CNA Insurance, Benesch Engineering, Merrill Lynch and RBC Capital Markets. The property boasts 38 tenants ranging from 1,500 s/f to 10,000 s/f and offers long-term, stable cash flow.

Situated within an upscale corporate office/retail setting, 180 and 200 Glastonbury Blvd. are Class A multi-tenant office buildings with an excellent suburban location and superior building design. Originally built in 2002 and 1989 respectively, the properties exemplify the highest-quality construction, with highly efficient floor plates, signature entryways and well-manicured grounds. 

180 Glastonbury Blvd. is a four-story building measuring 109,000 s/f, while 200 Glastonbury Blvd. is a three-story building measuring nearly 76,000 s/f. The office properties are joined by a central outdoor courtyard located immediately adjacent to The Shops at Somerset Square.
