What trends or market activity are you seeing as we move into the spring season? Owners and prospective buyers in the industrial sector are increasingly focused on power capacity. As tenants require more power to support manufacturing, automation, and technology infrastructure, they want to understand what a building is currently rated for and whether upgrades are feasible. Power availability is quickly becoming a key factor in site selection, influencing both leasing decisions and acquisition strategies.
What projects, initiatives, or types of work are currently keeping your team busiest? Our team continues to stay busy helping investors and owners better understand environmental risk and compliance issues associated with acquisitions, refinancing, and redevelopment projects. We are seeing steady demand for due diligence services, particularly Phase I environmental site assessments, as well as support navigating regulatory requirements tied to property improvements and changing site uses across the region.
What opportunities or challenges do you see shaping the commercial real estate landscape over the next several months? A key challenge shaping the local industry has been understanding PHIUS regulations in municipalities that have opted into the energy code. Owners, developers, and project teams are still navigating how these requirements impact building design, energy performance targets, project costs, and development timelines. As more communities adopt these standards, early planning and coordination will be essential.
