The property, totaling over 200,000 s/f, was acquired by Monarc Development, LLC, led by Joey Acari, for $16 million. The seller was the Carmelite Sisters. There was no broker representation on the seller side. Maggio exclusively represented the buyer in the transaction.

“Marion Manor is a unique, full-block opportunity that rarely comes to market in South Boston,” said Maggio. “Joey Acari and the Monarc team recognized the long-term value right away and moved decisively to secure the asset.”

This significant acquisition marks another notable investment in South Boston and reflects continued confidence in the neighborhood’s long-term growth and development potential. With experienced local ownership now in place, the property is well positioned to play a role in the ongoing evolution of the South Boston market.
