Congress Construction selected as construction manager for The Somerhill

Somerville, MA Congress Construction has been selected by WinnDevelopment as its construction manager for The Somerhill, a 97-unit, senior housing renovation. Acquired from the Visiting Nurse Association of Eastern Massachusetts, the $17.3 million renovation will play a critical role in housing stability for vulnerable populations in the city.

Built in 1999, the three-story, 92,000 s/f property offers affordable one-bedroom apartments for seniors age 55 and older. The scope of work includes full replacement of the building envelope and all HVAC systems including new insulation and leading heat pump technology; complete renovations of all units, including new kitchens, bathrooms, flooring, and all new finishes; renovation of all common areas; the creation of new resident amenity spaces, including a salon, art room, and fitness center; and significant site improvements. The building will also be made solar-ready including a Deep Energy Retrofit that will make The Somerhill 100% electric and reduce its energy usage by an expected 40%.

Khalsa Design Inc. will be serving as architect on this unique project expected to be completed early in 2027.
