PROCON, BOD Holdings and Tidemark celebrate ribbon cutting of The Overlook

Somersworth, NH BOD Holdings LLC and Tidemark, in partnership with PROCON’s design and construction team, celebrated the completion of The Overlook, a new 135-unit, 133,331 s/f apartment complex in downtown. Designed and built by PROCON, this modern residential development features thoughtfully crafted living spaces, surface parking, and state-of-the-art amenities – delivering much-needed housing to the Seacoast region.
Once home to a vacant garage and a former General Electric overflow parking area, this site has been transformed into a vibrant residential destination. The community offers a mix of studio, one-, two-, and three-bedroom apartments, helping to meet the growing demand for “missing middle” housing. These units are designed to support a diverse workforce, including shipyard employees, healthcare professionals, and local business workers, with access to the Portsmouth Naval Shipyard via Rte. 236.
“I’m pleased to see PROCON bring much-needed housing to the Seacoast with the opening of The Overlook today,” said governor Kelly Ayotte. “We need to continue working to bring more housing of all forms to our state, especially for our young people and our workforce. By making sure our new laws work as they should and partnering with the private sector, we’ll keep New Hampshire growing.”
The Overlook is designed with modern living in mind. The community offers spacious units, offering an all-inclusive living experience with utilities such as electricity, heat, hot water, and high-speed internet included in the monthly rent.
As new residents begin to call The Overlook home, the community is helping to strengthen downtown as a vibrant place to live, work, and connect, supporting local businesses and contributing to the city’s ongoing revitalization. The ribbon cutting marks not just the completion of a building, but a meaningful step forward in the continued growth of the community.
“We’re proud to see The Overlook come to life and welcome residents to a community that meets the needs of today’s workforce,” said Joe Geoghegan, partner at Tidemark. “This project not only expands housing opportunities in Somersworth but also delivers a modern, convenient living experience that supports long-term growth in the region.”
“Projects like The Overlook are essential to addressing New Hampshire’s ongoing housing shortage and contributing to the state’s economic stability,” said John Stebbins, CEO of PROCON.
“As both the designer and builder, we’re proud to deliver a thoughtfully planned community that provides quality housing with the modern amenities today’s residents expect, while enhancing the surrounding Somersworth community.”
“The completion of The Overlook is an exciting milestone for Somersworth,” said mayor Matt Gerding. “This project reflects the continued momentum in our city and highlights the kind of thoughtful development that strengthens our community.”
The ribbon-cutting ceremony included remarks from Tidemark partner Jen Stebbins Thomas, governor Kelly Ayotte, mayor Matt Gerding, PROCON CEO John Stebbins, and Somersworth city manager David Moore.
