Property Management & Operations Spotlight - Synergy

May 22, 2026 - Spotlight Content

1. What do you see as the most important qualities or strategies that define successful property management in today’s market?
Successful property management today goes far beyond operating a building efficiently. The structural shift in commercial real estate has made clear that the old model is no longer enough. At Synergy, we believe success starts with responsiveness and accountability, but it’s ultimately defined by the hospitality-driven experience we create every day. Tenants aren’t just leasing space, they’re buying an experience they must justify to their employees and leadership. The firms that win are the ones who eliminate the seams between leasing, operations, and service, owning the tenant journey end-to-end and treating every interaction the way a best-in-class hotel treats its guests.

2. What trends or challenges are you currently seeing within your portfolio and market(s), and how is your firm adapting to meet them?
Like many operators in Boston, we see tenants placing major emphasis on experience, flexibility, and value. Buildings no longer compete on location alone, they compete on hospitality, amenities, and service. Tenants are signing shorter leases, taking less space, and demanding more flexibility and bundled services. That’s a structural shift, not a cyclical one. We’re investing heavily in hospitality-driven service, tenant engagement, amenity programming, and technology that connects tenants with our teams. Free rent and TI alone aren’t a strategy — the winners deliver a fundamentally different product. Operational complexity, rising costs, and developing service-first talent remain our biggest ongoing priorities.

3. How does your firm add value to property owners and developers beyond day-to-day operations?
At Synergy, we add value through a proactive, ownership-minded, hospitality-driven approach to every asset. We protect and enhance value through operational efficiency, tenant retention, service excellence, and strategic capital planning — recognizing that recurring operating capability earns pricing power, not one-time concessions. Our teams are deeply integrated with ownership, leasing, construction, engineering, and accounting, allowing us to own the tenant journey end-to-end rather than letting it fall through the cracks between functions. With renewals representing a larger share of activity than pre-pandemic, retaining tenants through exceptional daily experiences directly drives long-term asset performance.

4. What sets your firm apart in terms of approach, service, or overall philosophy when managing commercial properties?
What sets Synergy apart is our culture, responsiveness, and genuine commitment to hospitality-driven property management. We don’t treat hospitality as an amenity or marketing line, we treat it as our operating model. We operate with an ownership mentality and empower our teams to be proactive, collaborative, and solution-oriented. Our ability to combine institutional-quality operations with an entrepreneurial, hospitality-minded approach is rare, and it’s exactly what today’s market demands. Most importantly, we understand buildings are about people. Tenants choose where to spend their real estate dollars based on how a building makes their employees feel — and that’s where we focus every day.
