1. What do you see as the most important qualities or strategies that define successful property management in today’s market?
Successful property management in today’s market goes beyond collecting rent and maintaining buildings. Responsive service is paramount to tenant retention and long-term tenant satisfaction. Our managers anticipate issues before they become problems while balancing the needs of both ownership and tenants.

2. What trends or challenges are you currently seeing within your portfolio and market(s), and how is your firm adapting to meet them?
Property owners and managers continue to experience operating cost increases across nearly all budget categories, particularly property taxes and insurance. These largely uncontrollable expenses impact both tenant occupancy costs and overall ownership profitability.
To mitigate the impact of these market forces, we focus heavily on keeping taxes in check through annual review, constantly pricing insurance, utility upgrades for better efficiency, and identifying additional cost-saving opportunities wherever possible.

3. How does your firm add value to property owners and developers beyond day-to-day operations?
At Colliers, we define successful property management by our ability to protect and enhance each asset while building lasting tenant relationships. We focus on building our clients’ wealth through real estate ownership. Through proactive asset management, we advise on lease structures that help increase revenue while keeping controllable operating costs in check.

Our people are our greatest asset. Our team includes two Certified Property Managers (CPM) along with other experienced professionals who remain highly focused on client service, operational efficiency, and overall asset performance.
