Wallingford, CT Choyce Peterson, Inc. completed lease negotiations on behalf of O&G Industries, one of the state’s largest privately-held construction firms, to expand to 15,471 s/f and extend their lease term at 900 Northrop Rd. Choyce Peterson vice president Charlene O’Connell represented O&G Industries in this transaction.

In 2024 O’Connell negotiated a 9,992 s/f office lease at 900 Northrop Rd. for O&G’s heavy highway division to accommodate their need for accessible space and parking near their awarded reconfiguration project at the I-91, I-691 and Rte. 15 interchange in Meriden.

Recently, O&G’s vice president John Rouleau reached out to O’Connell when the CTDOT again awarded O&G the next phase of the reconfiguration project to widen the ramps at this major highway interchange. O’Connell immediately contacted the landlord to exercise the lease extension and expansion clauses she had built into the initial lease to accommodate O&G’s new construction project, and expertly negotiated free rent and landlord-funded tenant improvement funds in conjunction with the additional space.

O’Connell said, “Collaborating with John and O&G’s Heavy Highway Division has been a rewarding experience. Providing this team with ongoing and updated market knowledge has proved beneficial for O&G both during the bid process as well as subsequent office space planning. Establishing dedicated office space for state contractors continues to create value for both O&G and the surrounding business community.”

Rouleau said, “We were pleased to partner with Charlene once again on this assignment. Her commitment and expertise delivered a timely solution that enabled our team to promptly begin their planning and project kickoff.”

The landlord, Midwood Investment & Development, was represented by David Barnes, senior vice president of CBRE Hartford.
