HighBar Property and Nexthome Modern Realty broker sale of Irving gas station

Hartford, VT HighBar Property Group and Nexthome Modern Realty recently brokered the sale of an Irving gas station at 1477 Maple St.
Sam Obar, of HighBar, and Spenser Molloy, of Nexthome, exclusively represented the seller in the transaction. The asset was positioned as an opportunity for a potential owner-operator, as Irving has indicated plans to vacate at the end of their term in 2027. The brokers secured multiple offers, and sold at above asking price, indicating a strong demand for gas stations in New Hampshire and Vermont.
The gas station, occupying 18,730 s/f of land, has two gas pumps, canopy, and a 1,650 s/f convenience store with a deli. It is situated near I-89 and I-91. The buyer and seller are both based out of New Hampshire. The sale price is undisclosed.
The transaction is the third in the past year as a result of a broader collaboration between HighBar and Nexthome, combining their expertise in both commercial and residential real estate to serve clients in the Upper Valley of New Hampshire and Vermont.
