Harvard University, Tishman Speyer and Breakthrough Properties celebrate opening of the Enterprise Research Campus

Boston, MA Harvard University, Tishman Speyer and Breakthrough Properties celebrated the completion of the first phase of the Enterprise Research Campus (ERC), a nine-acre mixed-use development.

The first phase of the ERC, a development led by Tishman Speyer and Breakthrough in partnership with the Harvard Allston Land Company (HALC), brings together two laboratory buildings devoted to scientific research and development, hundreds of new apartments, a boutique hotel, a conference center, 40,000 s/f of retail and restaurants, and more than two acres of publicly accessible open space anchored by the new Allstonway.

The nine-acre first phase of the Enterprise Research Campus encompasses the following elements:

One Milestone, the ERC’s premier life science environment anchored by Roche’s Innovation Center for Cardiovascular, Renal, and Metabolism (CVRM) discovery. Developed by Breakthrough Properties, a joint venture of Tishman Speyer and Bellco Capital, One Milestone encourages connection and the exchange of ideas through an array of collaboration spaces and amenities, including a Jay Wright-designed fitness center and a double-height conference facility. Designed by architectural firms Henning Larsen and Studio Gang, the interconnected, two-building complex accommodates companies of all sizes – from large-scale users to emerging start-ups based in StudioLabs, Breakthrough’s flexible lab component.

The David Rubenstein Treehouse, Harvard’s first university-wide conference center, which opened in October 2025 and hosts events ranging in size from 20 up to 755 people. The Rubenstein Treehouse incorporates space for visiting scholars, industry partners, and guests to convene, collaborate and foster connections. Designed by Studio Gang, the expressive mass timber structure features a double-height lobby that extends outdoors through two covered porches that can be used year-round.

The Atlas, a boutique hotel that opened earlier this year. Designed by Marlon Blackwell Architects with interiors for the lobby, corridors and guestrooms by INC Architecture & Design, The Atlas features 246 rooms and an array of amenities, including two dining concepts by the James Beard-nominated Pearl & Law Hospitality, the team behind Dorchester’s Comfort Kitchen. Ama at The Atlas, the hotel’s signature restaurant concept, and Foxglove Terrace, a rooftop restaurant and bar, both opened in the spring.

Verra, the ERC’s 343-apartment community, which opened last year. Verra offers studios through two-bedroom apartments. 

Verra features views of the city alongside a curated collection of best-in-class amenities. Designed by MVRDV, Verra is already helping shape the neighborhood’s energy and sense of community.

An array of street-level shops, restaurants and cafes. Tishman Speyer’s retail program has prioritized beloved Boston operators with deep local followings to create a vibrant, inclusive district that authentically connects to Allston-Brighton and the broader Boston community. In addition to Comfort Kitchen’s Ama restaurant and Foxglove Terrace, the ERC is home to neighborhood favorites including Harvard’s iconic COOP bookstore and apparel shop, Revival Café, Phin Coffee House and a Little Sprouts daycare center.

Two acres of activated publicly accessible open space, with the new Allstonway as its centerpiece. Opened in May, the Allstonway, designed by SCAPE, connects the neighborhood to the Charles River, bringing people of all ages together through public art, landscaping, walking paths, comfortable seating and year-round programming such as farmer’s markets, concerts and outdoor fitness classes.
