Affinity Group leases 13,000 s/f at Cummings Props.’ Bedford Woods

Bedford, MA Affinity Group Food Service NE (Affinity Group) will soon join the growing business community at Cummings Properties’ Bedford Woods office and research complex. The food sales and marketing agency has leased nearly 13,000 s/f at 174 Middlesex Tpke. It will relocate its Massachusetts headquarters from Lawrence this fall.
This is the fourth lease Cummings has signed at the property, which it acquired at auction in January. It was completely vacant at the time.
Founded in 2014, Affinity Group operates 66 locations throughout the United States and Canada. The Bedford facility will serve as the international company’s Massachusetts hub and function as a commercial training kitchen and showroom for commercial food service equipment.
Senior leasing director Rob Yacobian, of Cummings Properties, worked with Affinity Group principal stakeholders Enzo Dentico and Jack Mooney on the transaction. Cummings’ in-house design and construction teams are now completing a custom buildout that will transform the space, a former cafeteria, into a fully operational food-service facility featuring private offices, a training room, test kitchen, and storage space.
“Affinity Group’s unique operational requirements aligned exceptionally well with what Bedford Woods offers,” said Yacobian. “Locating along the Rte. 3/I-95 corridor provides direct access for clients and staff from throughout the region, and having existing commercial kitchen infrastructure will significantly streamline the buildout process.”
The property has attracted interest from organizations spanning a wide range of industries, according to Yacobian. Affinity Group’s new neighbors at 174 Middlesex Tpke. include pioneering sound engineering firm Terry Hanley Audio Systems, clean-energy beverage manufacturer Genn Energy, and healthcare provider Integrated Behavioral Care.
Developed in 2001, Bedford Woods includes two interconnected buildings at 174 and 176 Middlesex Tpke. totaling 330,000 s/f of modern office and research space. The heavily wooded setting offers on-site MBTA bus service and convenient access to nearby restaurants, retail destinations, hotels, and other regional amenities, including Burlington Mall, located two miles away.
