Hannigan of Choyce Peterson negotiates 8,306 s/f lease to Carbon Capture Machine

Trumbull, CT Choyce Peterson, Inc. represented Carbon Capture Machine (CCM) in securing a lease for 8,306 s/f of flex space at 60 Commerce Dr. This transaction involved a flexible office and lab environment, with CCM leasing space ideal for both administrative and lab production functions. Choyce Peterson principal John Hannigan represented CCM in this transaction.

Hannigan had worked with Lance Scott, CEO of CCM, previously completing several real estate lease transactions over the past 30 years for companies where Scott was the CEO. Scott reached out to Hannigan to begin the search for space when CCM was ready to expand. Scott explained that they were seeking a flexible setup in the southeastern portion of Fairfield County which could accommodate both office and laboratory space. 

Hannigan immediately researched buildings in Shelton, Trumbull, Stratford, Milford and Monroe that could accommodate both a lab with high ceilings and ventilation and top-tier office space in a location with good access to highways.

After touring many buildings and finding little existing lab facilities, Hannigan uncovered space at 60 Commerce Dr. that was not yet on the market. Hannigan had previously represented the existing tenant and discovered they were vacating their office/lab space. Hannigan quickly set about negotiating a long-term lease for CCM with a competitive rental rate, free rent, abundant office furniture, and lab equipment from the previous tenant, along with multiple signage opportunities inside and outside the building.
