Combined Props. renews 75,330 s/f lease to Cambridge Health Alliance

Malden, MA According to Combined Properties, Inc., the Cambridge Health Alliance (CHA) has renewed its lease at 195 Canal St. and will continue to operate its Malden Family Medicine Center there for at least another decade.
The Malden Family Medicine Center has been a primary care facility since opening in 2007. Affiliated with both Harvard Medical School and Tufts University School of Medicine, services include family medicine, primary care, behavioral health, nutrition, PACE, women’s health, & pharmacy. CHA patients also have seamless access to advanced care for rare or complex conditions at its clinical partners - Beth Israel Deaconess Medical Center and Mass. General Brigham for Children. Additionally, CHA serves as a teaching hospital of Harvard Medical School, Harvard T.H. Chan School of Public Health, Harvard School of Dental Medicine and Tufts University School of Medicine. CHA trains the health care providers of tomorrow.
“A true asset to the Malden area public, Cambridge Health Alliance provides the highest quality of healthcare at this leading medical facility,” said Greg Regazzini, senior vice president and director of leasing for Combined Properties. “The outstanding care is complemented by this first-class property, outfitted with all the latest medical technologies. The conveniently located site is very attractive as well, with the Malden River and the Riverwalk Path to its right and a portion of the Northern Strand Community Trail to its left.”
When Combined Properties first purchased 195 Canal St., the full-service real estate and development firm executed a complete transformation of the once-vacant 4.6-acre industrial site into an attractive modern office campus. The firm’s investment in 195 Canal St. is reflected in the city’s assessment of the property’s value, rising from about $2 million prior to redevelopment to almost $14 million today.
CHA was represented by Cresa’s Paul Delaney, managing principal and Carter Swaebe, advisor.
