Winstanley Enterprises and Dacon transform Southampton Road Industrial Center into Class A industrial powerhouse

Westfield, MA When Winstanley Enterprises set out to reimagine 1111 Southampton Rd., the vision was clear: take an aging industrial facility and transform it into one of the most competitive Class A warehouse, distribution, and manufacturing spaces in Western Massachusetts. The result is a renovation that delivers on every front.

CI Design was the lead architect and Dacon Corporation led the $20 million renovation effort on the sweeping overhaul of the 645,301 s/f Southampton Road Industrial Center, with approximately 262,000 s/f now available for lease; subdivisible to approximately 130,000 s/f.

The headline upgrade is power. The facility will have 8,000 amps of available power with the ability to increase to a capacity of 16,000 amps, a critical differentiator for tenants with heavy manufacturing or high-demand distribution operations. Paired with a new ESFR wet sprinkler system, updated life safety equipment, new electrical wiring, transformers and switchgear, the building is engineered for modern industrial demands.

Beyond systems, the physical transformation is equally noticeable. A new modern facade gives the property a refreshed identity along Southampton Rd., while inside, a full white box interior, resealed and repaired floors, and LED motion sensor lighting create a move-in-ready environment. Thirty updated loading docks (9’ x 10’), a new concrete apron, new dock packages, and full-depth parking lot repairs round out the operational upgrades. A new roof top unit completes the mechanical improvements.

The site also features approximately five acres available for outdoor storage or parking, and a pollinator field - a nod to a sustainable site that sets this property apart.
