What projects, initiatives, or types of work have been keeping your team busiest during the first half of 2026? We specialize in the Industrial Outdoor Storage (IOS) real estate asset class. Institutional buyers have pulled way back from their cowboy nature a few years ago. Because the economy has been generally slow and world events have presented “fairly significant uncertainties” (as the politicians would say), tenants are slow to make big changes, expansions, or investments. This means that investors are slow to take risks on a mark-to-market investment thesis, thereby paying a lot of money to buy a property. This has slowed down the rapid acquisition of the IOS investors lately which has certainly changed the landscape of our business.

What trends or shifts have stood out most to you so far this year within your industry? We have been hired by 7 different billion dollar companies to find them real estate. Our focus has been to finish those projects as soon as we can!

What challenges or opportunities have had the biggest impact on your business during the first half of 2026? Inventory is tight. While the economy is fairly locked up right now, it is still hard to find good industrial real estate located anywhere near a highway in Greater Boston or even Eastern New England. The people who have the Industrial Outdoor Storage (IOS) real estate to sell or lease will be in the driver’s seat when negotiating with a buyer or tenant.

As we look ahead to the second half of the year, what are you watching most closely? Relationships with a tenant who needs to find a place to move are great for developers and landlords because they are able to “de-risk” their acquisitions and development projects. Good relationships like this are rare, but they can be extremely lucrative to a savvy real estate developer.
