What projects, initiatives, or types of work have been keeping your team busiest during the first half of 2026? In New England, standard speculative “big-box” warehousing has cooled, giving way to an aggressive flight to quality. We aren’t just building shells; we are integrating complex, infrastructure heavy industrial needs directly into the initial envelope. Clients require massive power loads and advanced mechanical, electrical, and plumbing (advanced MEP integration) to support automation. Navigating New England’s tight geography and strict regulatory landscape means that high-performance building design is no longer optional - it is the baseline for modern regional logistics.
What trends or shifts have stood out most to you so far this year within your industry? Our team is exceptionally busy with advanced manufacturing, biotech logistics same day delivery centers, and the regional expansion of cold storage. Companies are moving production back to the Northeast, requiring highly complex facilities. As a design-builder, to deliver these fast, we lean heavily into workflows and catch structural clashes before any steel is erected. This preconstruction rigor ensures that highly technical facilities - which must adapt to rapid industrial automation - are seamlessly coordinated, keeping us busiest at the intersection of design and real-time logistics.
What challenges or opportunities have had the biggest impact on your business during the first half of 2026? The single biggest challenge facing NE’s industrial sector is the grid capacity and power bottleneck. Advanced manufacturing and automated facilities require massive amounts of power, and securing those megawatts from an aging regional grid has become a critical schedule risk. Coupled with persistent regional labor shortages and material cost volatility, clients are hyper-focused on schedule certainty. As a design-builder, we mitigate these risks by crossing the tipping point by manufacturing components in controlled environments, we bypass on-site labor constraints and deliver budget predictability despite a volatile market.
As we look ahead to the second half of the year, what are you watching most closely? The greatest opportunities in New England lie in adaptive reuse. The region has an inventory of aging, obsolete industrial stock. Upgrading these structures through deep energy retrofits incorporating airtight high-performance envelopes and embodied carbon reduction infrastructure is a massive growth area. It helps solve the land scarcity problem while delivering immense operational efficiency. Our design-build model is uniquely positioned here; we can evaluate a legacy asset, design its carbon-reduction roadmap, and execute the physical retrofit under a single point of responsibility.
