Horvath & Tremblay sells Yatco, Wendy’s and Starbucks in Clinton, MA for $6.5 million

Clinton, MA Bob Horvath, Todd Tremblay and Jack Laurendeau of Horvath & Tremblay have completed the sale of three single tenant net leased properties, a Yatco, Wendy’s and Starbucks. Horvath & Tremblay exclusively represented the seller and secured the buyer to complete the transaction at a sale price of $6.5 million.
The properties are located at 830, 860 and 870 Main St. The newly constructed single tenant buildings are leased to Starbucks, Wendy’s and Yatco. Starbucks has a new 10-year lease with three (3), 5-year options, Wendy’s (Ground Lease) has 14+ years remaining on their lease with six (6), 5-year options, and Yatco (Ground Lease) has a new 30-year lease with two (2), 10-year options. Each of the leases provides for attractive rent increases throughout the primary lease term and at the start of each renewal option.
