Fulcrum constructing 98-unit affordable housing community Brookline Woods

Brookline, NH Fulcrum is excited to partner as the construction manager with Brookline Nine Owner. LLC for the construction of Brookline Woods. Brookline Woods is a multi-phased affordable Housing Development located on Rte. 13. This multi-phase project consists of eight 5-unit townhouse buildings and fourteen 4-unit, and one duplex unit of affordable senior living residences, combined the two phases provide 98 units of desperately needed affordable housing to the region. Within the above referenced units, the development includes five accessible units and two hearing-impaired units. The project is significantly funded through financing and NHLIHTC (low-income housing tax credits) facilitated by NH Housing.

Fulcrum was awarded the project in June of 2025 and actively began construction in late September 2025. The site development required removal and onsite processing of approximately 11,000 cubic yards of ledge. Processed select materials were used throughout the site for roadways, parking and building pads. Foundations and construction of buildings 1 through 8 and the clubhouse where the first phase of construction, scheduled to be complete in early November of 2026. The balance of the housing is slated to be finished in early March.  

In addition to the housing units the project included construction of roads and walks, parking, utilities, and shared clubhouse. The clubhouse is common to all residential units and includes common area, office area, laundry facilities, mail/package room and water and electrical utilities rooms.

The project is being delivered through the Fulcrum team consisting of Kevin Cronin, project manager, Kara Grant, assistant PM, and superintendents Rob Bernier, and Chris Spirito.

The project design team is Burnell Johnson Architects, and Fieldstone Land Consultants. Key project partners include Better Built Homes, Metro Walls, Oliver Mechanical, JDS Flooring, Patriot Building Systems, Stellos Electric, Norfolk Kitchens and Baths, 5 Seven Exteriors.
